Assured Shorthold Tenancies

New Tenancy

Holding Deposit â€“ Equal to one weeks rent of the agreed monthly rent to reserve the property. This will be deducted from the first months rent or refunded to you.

Security Deposit â€“ Equal to five weeks rent.

Rent â€“ The first monthâ€™s rent in advance.

Security Deposit and first month's rent are payable by bank transfer (cleared funds required) the day before the tenancy starts.

During Your Tenancy

Amendment Fee - Â£50
Tenancy amendments requested by the Tenant during the Tenancy.

Ending Your Tenancy

Early Termination
A fee may be payable if the landlord agrees to release you from your tenancy before the fixed end date or if you are unable to give the appropriate notice when invoking a break clause that may be in your tenancy agreement. Ending a tenancy early is at the sole discretion of the landlord.

Other Fees and Charges

Unpaid Rent
Interest at 3% above Bank of England Base Rate from date due.

Company Lets & Non-standard tenancies

Set up fee (tenant's share) - Â£500

Amendment Fee - Â£50
Tenancy amendments requested by the Tenant during the Tenancy.

Renewal Fee (tenant share) - Â£60
Contract negotiation amending and updating terms and arranging a further tenancy agreement.

Check out Fee (tenants share) - Â£60
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.

Call out services - Â£30 per hour (during business hours) Â£60 per hour (outside business hours) Plus costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at prevailing rate.

Professional Cleaning - Â£20 per hour
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
